About Us

Who we are

A veteran-owned development company, based in Charlotte.

We buy land and houses across the Carolinas, and we build new homes on them. We are the company that carries the project, not a lead broker passing your address to someone else, and we buy with our own capital rather than assigning contracts to a third party.

Where we buy and build

The research is the offer.

Before we make an offer on anything, we check the comprehensive plan, the current ordinances, who to call at planning, and whether an update is underway. We work out what can actually be built on the parcel and what it will cost to get there.

That work takes about one business day, it is free, and the answer is yours whether or not you sell to us. It is also why we sometimes tell an owner that their property does not work for us, and why.

What that looks like in practice

In early 2026 we had a build lined up on Stegall Street. Mid diligence we found that relocating the powerlines would rewrite the entire budget. So we walked.

Within days we picked up a nearly identical lot one street over on Sarah Drive and moved the same build to it with minor tweaks. It closed this August. The work we had put in did not die. It moved one street over.

The issues that kill a deal rarely show up in a listing. They show up in diligence, in a powerline or a tap fee or an access easement. We would rather find them before we have made you a promise we cannot keep.

The three owners

One of us reads every file. You will be dealing with the people whose capital is in the project.

Wendell Butler, Chief Financial Officer, Tide and Timber Ventures

Wendell Butler

Chief Financial Officer

Wendell leads capital stack planning, financing strategy and debt negotiation, and oversees investor relations, capital raising and financial reporting. He reviews every project for final approval against the underwriting. A U.S. Army veteran and founder of Hammerhead Capital Inc., he has led the acquisition, renovation and sale of more than 100 residential and multifamily units across the Carolinas and the Northeast, deploying and originating over $30M in real estate capital.

Adam Cozzolino, Chief Development Officer, Tide and Timber Ventures

Adam Cozzolino

Chief Development Officer

Adam leads land acquisition, underwriting and development strategy: sourcing parcels, assessing subdivision and entitlement potential, and running ground-up construction from purchase to completion. He has an eye for land others overlook and the discipline to know when to walk away. That was formed early. At 23 he became the youngest franchisee in Smoothie King’s history, and the operational discipline from it shows up in every project he underwrites.

Brian Wolf, Chief Operations Officer, Tide and Timber Ventures

Brian Wolf

Chief Operations Officer

Brian runs project execution across the portfolio and builds the systems the business runs on. He oversees renovation planning, contractor coordination, timeline control and budget management from acquisition through completion, and designs the processes and reporting that keep projects moving and margins protected as the company grows.

Where we work

We build in eighteen municipalities across six counties: Mecklenburg, Union, Iredell, Cabarrus and Gaston in North Carolina, and Greenville County in South Carolina. Lincoln County and York County are acquisition markets, where we buy but do not build.

We buy more widely than we build. If your property sits near that list rather than on it, send it anyway. If we cannot do anything with it, we will tell you quickly.

Send us the address.

We will check the plan, the ordinance and what can be built, and tell you what we find. One business day, no cost, no obligation, and the answer is yours either way.
